SERHANT. Lands in Austin: What a New Luxury Brokerage Means for Our Design Community
From the Etch Design Group team
When a national luxury brand plants a flag in Austin, it changes the room for everyone who works in high-end homes. This week, Ryan Serhant's brokerage, SERHANT., officially launched across Texas, with offices opening in Houston, Dallas, Austin, and San Antonio. For those of us who design the spaces these homes become, it is worth paying attention to what a move like this signals about where the Austin market is heading.
A statewide launch with Austin in the mix
According to the company's announcement, SERHANT.'s Texas debut brings together a founding team of 13 agents who collectively closed nearly $1.5 billion in sales volume over the past 12 months. The firm launched in 2020, began expanding outside New York in 2023, and now operates in 17 states with more than 2,000 agents. Texas is one of its most significant launches to date, and the company frames the entry as a long-term bet rather than a quick play.
What launched: SERHANT. Texas, the Lone Star State expansion of Ryan Serhant's brokerage
Where: Offices across Houston, Dallas, Austin, and San Antonio
Announced: June 23, 2026
Leadership: Susana Sarvis, Managing Director and Broker of Record, based in Houston
The team: 13 founding agents who closed nearly $1.5 billion in volume over the past 12 months
Good to know: The firm leads with its proprietary AI platform, S.MPLE, and now operates in 17 states
Serhant has been clear that this is a strategic decision, not a trend-chase. In his words:
"We're not going to Texas just because it's hot. I think it's a structurally important market for our business."Ryan Serhant, founder of SERHANT.
The move also reads as a homecoming. Serhant was born in Houston's Kingswood neighborhood and still has family across the state. On the question of being a newcomer to Texas luxury, he added, "I understand that we are new, but our agents aren't," pointing to a founding team drawn from established brokerages.
Why we are watching it from the design side
Austin's top luxury deals already move across a mix of national brands rather than a single dominant firm, so a brand built on content, technology, and presentation is entering a market that rewards exactly those things. When more brokerages compete on storytelling and polish, the homes themselves have to carry the story. That is where interiors do the heavy lifting. A house that photographs beautifully, feels considered in person, and reads as move-in ready will always have an edge, and that comes down to design, not just square footage.
Designer tip
If you are preparing a high-end Austin home for the market, design for feeling first. Buyers in this tier are not comparing floor plans, they are comparing how a space makes them feel the moment they walk in. Layered lighting, a few strong original art moments, and rooms that read as personal rather than staged will outperform a blank, neutralized box every time.
The branded-residence signal
The announcement lands alongside real momentum in Texas's luxury condo market, with developers partnering with names like Ritz-Carlton and St. Regis on some of the state's first branded residential towers. For interior designers, branded residences raise the baseline for what buyers expect: hospitality-grade finishes, a sense of arrival, and spaces that feel like a retreat year-round. That expectation does not stay inside the condo towers. It carries into single-family work too, where more of our clients want their own homes to feel like the best hotel they have ever stayed in.
What it means for Austin's design community
More attention on Austin's luxury market is good for the whole ecosystem of people who make these homes possible: agents, builders, trades, and designers. It means more clients who care about getting the details right, and more opportunity to do thoughtful, personal work. At Etch, we have always believed the strongest results come from collaboration across that whole community, from the agent who understands the buyer to the designer who makes the home unmistakably theirs. A bigger spotlight on Austin only makes those partnerships matter more.
